NEWS FROM SIGMA CAPITAL GROUP, INC.

For Immediate Release, July 29, 2004:

SIGMA CAPITAL GROUP, INC. ADDS KEY ADVISOR

Raleigh, North Carolina: Sigma Capital’s Chairman and CEO, Mr. Bruce Woodry, announced today that the firm has expanded its advisory board to support its expansion in the real estate sector by the addition of Mr. Fan C. Chou, who has over 20 years of experience in the construction real estate marketplace. Currently, Mr. Chou holds a position as Operations Director / Business Development for the Industrial Group, at Fluor Daniel, a global engineering / construction firm.

“From an economic cycle standpoint, real estate is at or near historical valuation high points, and U.S. interest rates low points. This means from a purchase standpoint, this is a perfect time to refinance,” says Woodry.  “In today’s environment, funding a company is difficult and can take between six to nine months.  Therefore, it’s imperative to plan in advance, and a well presented package to a lender or investor is mandated to assure a competitive advantage in the very competitive fund-raising process. “

“Financial modeling of operations, cash flows and transaction costs will quickly determine whether the transaction is viable, can provide investor grade returns and support lending requirements”, said Mr. Chou. “Underfunded developments soon fall victim to pressure from lenders and companies more adequately capitalized. “

"In view of this outlook, we suggest that companies with insufficient capitalization address a wide range of corporate development options, including strategic alliances in addition to fundraising.  Conversely, if the company is fortunate enough to be in a good capital position, we recommend strategic acquisitions at the current favorable valuations.  In either case, Sigma Capital is poised to assist in refinance and corporate development services.”
